WESTTOWN TOWNSHIP CHESTER COUNTY NOTICE NOTICE IS HEREBY GIVEN that the Board of Supervisors of Westtown Township will hold a public hearing on Monday, June 1, 2026, commencing at 7:30 p.m. prevailing time at the Township Building, 1039 Wilmington Pike, West Chester, Pennsylvania, 19382 to consider and possibly enact an ordinance amending Chapter 170, Zoning, of the Code of Westtown Township, regarding Flexible Development Procedure, a caption and summary of which follows. SECTION 1. Amends Article II, Definitions, §201, Definitions, to delete the terms “density, net,” “flexible development,” and “section” and their accompanying definitions. SECTIONS 2, 3, 4, 5, 6, 7. Amends Article V, A/C Agricultural/Cluster Residential District, §501, Use regulations, Subsection C, Conditional uses, to delete Subsection (2) and renumber the remaining Subsections; amends §502, Area and bulk regulations, to delete Subsection D and renumber the remaining Subsections; and amends §503, Design Standards, to delete Subsection B and renumber the remaining Subsections. SECTIONS 8, 9, 10, 11. Amends Article VI, R-1 Residential District, §601, Use regulations, Subsection C, Conditional use, to delete Subsection (1); amends §602, Area and bulk regulations, to delete Subsection D and renumber the remaining Subsections; and amends §603, Design standards, to delete Subsection B. SECTION 12. Repeals Article IX, Flexible Development Procedure, in its entirety. SECTIONS 13, 14. Amends Article X, M-U Multi-Use District, §1001, Subsection A, Uses by right, Subsection (1) to delete Subsection (a) and renumber the remaining Subsections. SECTIONS 15, 16, 17. Amends Article XV, General Regulations, §1519, Standards for minimum tract and lot area; maximum density of tract usage, Subsection B(2)(a), A/C District, to delete Subsection [2], Flexible development, and renumber the remaining Subsections; and amends Subsection B(2)(b), R-1 District, to delete Subsection [2], Flexible development. SECTIONS 18, 19. Amends Article XVI, Supplemental Regulations, §1604, Microwave antennae for satellite communication, Subsection A, All Residential zones, Subsection (5) to delete the reference to the flexible development option in residential developments; and amends §1617, Conservation Design, Subsection A to delete the reference to the flexible development option in nonresidential development or for five or more residential lots. SECTION 20. Amends Article XXI, Zoning Hearing Board, to delete §2106, Challenge to flexible development procedures, in its entirety. SECTION 21. Provides for the severability of unconstitutional or invalid provisions of the ordinance. SECTION 22. Repeals ordinances or parts of ordinances in conflict with any provision of this ordinance.
