Township of Lawrence NOTICE OF PUBLIC HEARING ON APPLICATION TO ZONING BOARD OF ADJUSTMENT Use Variance Application No. ZB-2/26 Minor Site Plan Application No. SP-2/26 NOTICE is hereby given that on Wednesday, the 15th day of April, 2026, at 7:00 p.m. in the Lower Level Conference Room of the Municipal Building, 2207 Lawrenceville Road (Route 206), Lawrence Township, Mercer County, New Jersey 08648, the Lawrence Township Zoning Board of Adjustment (the “Board”) will hold a public hearing on the application of the undersigned, at which time and place all interested parties will be given an opportunity to be heard. The applicant and owner, RTM Realty Investments LLC (the “Applicant” and/or “Applicants”), has filed an application with the Lawrence Township Zoning Board of Adjustment (the “Board”) for use variance relief, minor site plan approval, bulk variance relief, and waiver relief, if any, in connection with the property commonly known as 1010 Spruce Street, known and designated as Block 201, Lot 43 on the tax maps of the Township of Lawrence, Mercer County, New Jersey, situated in the Highway Commercial (“HC”) Zoning District (the “Property”). The Property is an approximately 1.226-acre (53,431-s.f.) parcel developed with a 22,500-s.f. 1-story masonry garage, formerly a tire retailer. The Applicant proposes to convert the building to a meat processing and packaging facility and retail store. As part of site improvements, the Applicant proposes to create a new entrance to the site from Tiffany Woods Court, a dumpster pad with enclosure, concrete loading dock, landscaping, stormwater management and the like. The proposed loading dock will enclosed, expanding the area of the building by 678 s.f. to a total of 23,178 s.f. The following is a summary of the relief required: •The proposed meat processing and packaging facility is not a permitted use in the HC zone. A use variance is required. •Minimum rear yard setback of 60’ is required whereas 25’ exists and 17.7’ is proposed. A bulk variance is required. •Minimum accessory setback of 20’ is required, whereas 3.5’ is proposed. A bulk variance is required. •Maximum floor area ratio of 0.25 is permitted, whereas 0.42 exists and 0.43 is proposed. A d(4) use variance is required. Copies of the application and plan are available for inspection at the office of the Lawrence Township Planning and Redevelopment, Municipal Building, weekdays (except holidays), between the hours of 8:30 a.m. and 4:30 p.m. At the time of the public hearing, members of the public may appear in person, by agent or by attorney ask questions and present comments in support of, or in opposition to, the application or any other matter that may come before the board. The Board may act on the application during the aforesaid hearing, or may continue the hearing to another date, without further notice. Formal action may be taken by the Board at this meeting/hearing. Lastly, in addition to the approvals and relief set forth above, the Applicant requests that the Board grant any additional approvals, permits, variances, interpretations, waivers or exceptions reflected in the plans and materials filed (as same may be amended or revised from time to time without further notice) or determined to be necessary during the review and processing of the application(s).
