TOWNSHIP OF HAMILTON MERCER COUNTY, NEW JERSEY PUBLIC NOTICE PLEASE TAKE NOTICE that the Applicant, James Lauer, applied to the Planning Board of the Township of Hamilton for minor subdivision approval, with variance relief, in accordance with the Municipal Land Use Law and the Code of the Township of Hamilton, on property identified by the Township of Hamilton as Map 40, Section 1631, Lot 27, same being more commonly known as 1001 Mercerville-Edinburg Road. The property is located in the R-15 Zone. Applicant proposes, by way of minor subdivision application, to subdivide existing lot, lot 27, into two (2) separate lots, lots 27.01 and 27.02. Lot 27.01 is intended to be the completely new lot and does not contain any structures and/or improvements at this time and is proposed for future single-family residential construction. Access for Lot 27.01 is proposed onto Hughes Drive. Lot 27.02 contains an existing single-family residential dwelling and an existing driveway with access to Mercerville-Edinburg Road. In seeking the minor subdivision approval, Applicant may require certain variance relief pursuant to N.J.S.A. 40:55D-70(c), otherwise referred to as “bulk” variance relief, in relation to both lots. In relation to proposed Lot 27.01, the proposed new lot, Applicant intends to seek the following variance relief: • Variance pursuant to N.J.S.A. 40:55D-70(c) for lot frontage of 97.93 feet where 100 feet is required. In relation to proposed Lot 27.02, Applicant intends to seek the following variance relief: • Variance pursuant to N.J.S.A. 40:55D-70(c) for lot depth of 113.30 feet where 120 feet is required; and • Variance pursuant to N.J.S.A. 40:55D-70(c) for a proposed front yard setback of 13.20 feet where 40 feet is required. PLEASE TAKE NOTICE that the Applicant specifically reserves the right to request any additional variances, design waivers, and/or any other relief as may be deemed necessary on one lot, both lots, or of any nature whatsoever at the time of hearing.
