NOTICE OF PUBLIC HEARING (VIRTUAL PUBLIC HEARING) Township of Hopewell Planning Board PLEASE TAKE NOTICE that on April 23, 2026 at 7:00 PM, the Township of Hopewell Planning Board (the “Board”) shall hold a virtual public hearing to review and take formal action upon the application of CF Hopewell CC&L LLC (“Applicant”) for preliminary and final major subdivision approval (and preliminary and final site plan approval if deemed necessary) (the “Application”) for its proposed development of property located at 445 Scotch Road, Titusville (Hopewell Township), Mercer County, New Jersey, the same of which is designated as Block 93.11, Lot 89 on the official Tax Map and Tax Duplicate of the Township of Hopewell (the “Property”). The Property is approximately 34.64 acres. The Property was previously part of Block 93, Lots 5.01, 5.02 and 6.02 and was created by Major Subdivision approval perfected by a plat filed in the Mercer County Clerk’s office on November 16, 2022. The Applicant seeks to subdivide the Property to create two (2) lots. Proposed Lot 89.01 will measure approximately 16.065 acres, and Proposed Lot 89.02 will measure approximately 34.644 acres. As part of the Application, Applicant seeks any submission waivers, exceptions, waivers, design waivers, deviations, variances, interpretations, de minimis exceptions to the State of New Jersey Residential Site Improvement Standards, de minimis exceptions, modifications of conditions of prior approvals, continuation of any preexisting nonconforming conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the application.
