NOTICE OF DECISION PLEASE TAKE NOTICE that at a scheduled meeting of the Joint Land Use Board of the Township of Robbinsville (the “Board”) held on January 20, 2026, the Board granted approval on the application of SYP Group, LLC (the “Applicant”) or (“Applicants”) for preliminary and final major subdivision approval with bulk variance and design waiver relief for property having an address of 120 and 126 Robbinsville-Allentown Road, known and designated as Block 28.02, Lots 26 and 27 on the tax maps of the Township of Robbinsville, Mercer County, New Jersey, which are situated in the R-1.5 Low Density Residential Zoning District (the “Property”). The Property consists of two contiguous lots totaling approximately 5.24 acres in area. Each lot is presently developed with a single-family dwelling. The Applicant proposed to subdivide the property into six (6) lots, referred to herein as lots 26-31, to be developed around a new cul-de-sac, as well as associated improvements including a stormwater management system that will contain all stormwater on site. The proposed lots will conform to zone requirement for lot area and setbacks; however, due to the proposed arrangement of the lots around the cul-de-sac, the Applicant required variance relief for lot frontage and lot width as follows: • Proposed Lot 26: Lot width of 150’ is required whereas 147’ is proposed. Minimum setback abutting county road of 75’ is required whereas 60’ is proposed. • Proposed Lot 27: Lot width of 150’ is required whereas 130’ is proposed. • Proposed Lot 28: Lot width of 150’ is required whereas 131’ is proposed. Lot frontage of 112.5’ is required whereas 82.7’ is proposed. • Proposed Lot 29: Lot width of 150’ is required whereas 131’ is proposed. Lot frontage of 112.5’ is required whereas 82.7’ is proposed. • Proposed Lot 30: Lot width of 150’ is required whereas 134’ is proposed. • Proposed Lot 31: Minimum setback abutting county road of 75’ is required whereas 71’ is proposed, due to the Mercer County Planning Board’s request for a right-of-way dedication. The Board adopted the Resolution memorializing the approval bearing resolution No. LU24-07-02 at its March 10, 2026 meeting. The Resolution will be filed in the Office of the Board and will be available for public inspection.
