NOTICE OF DECISION CITY OF TRENTON PLANNING BOARD PLEASE TAKE NOTE that on December 11, 2025 the City of Trenton’s Planning Board (the “Board”) approved application no. 25-P-739GA, on behalf of 739 Greenwood Avenue Holdings, LLC (the “Applicant”) for a project to be located at 739 Greenwood Avenue and designated as Block 14201, Lot 4 on the official tax map of the City of Trenton. Specifically, at the meeting the Board approved the Applicant’s request for preliminary and final site plan approval to construct a new three-story, 17,469-square-foot mixed-use building. The ground floor is comprised of 1,284 square feet of retail/commercial space; 998 square feet of residential amenity area; a residential lobby; 20 bicycle storage racks; 36 surface parking spaces and designated service and utility rooms. The second and third floors contain a total of 30 dwelling units, with 15 units per floor, comprised of 6 one-bedroom units, 18 two-bedroom units and 6 three-bedroom units. In connection with the application, the Board further approved “C” variance relief for (a) excessive building coverage; (b) excessive lot coverage; (c) insufficient front and interior side yard setbacks; (d) insufficient parking stall size; and (e) insufficient dead end parking turnaround space. The Board further granted design waivers for (a) excessive illumination at the property line; (b) insufficient setback from ingress/egress; (c) insufficient bike space size; and (d) insufficient distance from entry/exit to the intersection. The Board memorialized its decision by Resolution on March 12, 2026.
