NOTICE Notice is hereby given that the Borough of Phoenixville Zoning Hearing Board will hold a public hearing on May 20, 2026, 7:00 p.m., to consider the Application of We Real Estate Partners, LLC, related to property at 151 Columbia Avenue, Phoenixville, PA 19460 (UPI 15-11-3.2). The property is in the R-I Residential Infill Zoning District. Applicant requests variance relief from Zoning Ordinance § 27-301.1.A(1) to allow a Build-To Line of 15 feet; § 27-301.1.A(4) to allow a lot depth to be half the existing lot depth of the existing lot with two street frontages but will not be greater than the median lot depth for the block face; and § 27-301.1.D to allow twin dwelling residential use to be introduced into the block where there are not any existing twin dwellings on the block. Applicant intends to subdivide the property into three lots with the existing single-family residence on one lot with street frontage on Columbia Avenue and two residential lots fronting on Montgomery Avenue each with ½ of a twin residential unit. The public hearing procedures and standards set forth in § 27-902 of the Zoning Ordinance shall apply and the standards governing variances are in § 27-903. Any person affected by the application may move to intervene at the public hearing. Applicant and any intervenors granted party status shall have the right to be represented by legal counsel of their choosing, at their sole cost, and shall have the right to present evidence to the Zoning Hearing Board. The public hearing is a formal legal proceeding and will be transcribed by a court reporter. The hearing will be held in person at the Phoenixville Borough Hall, 351 Bridge Street, Phoenixville, PA 19460. Copies of the Application may be examined at the Borough building (address above) without charge or obtained for a charge not greater than the copying cost thereof.
