May 10, 2026 PLANNING BOARD OF THE CITY OF TRENTON NOTICE OF HEARING In accordance with the requirements of the City of Trenton Zoning Ordinance and Section 40:55D-12 of the Revised Statutes of the State of New Jersey, notice is hereby given that an application has been filed by the undersigned with the Planning Board and is available for examination. PLEASE TAKE NOTICE that on Thursday, May 28, 2026, beginning at 7:00 p.m. and thereafter on such dates as such hearing may be continued, the Planning Board of the City of Trenton (“Board”) will hold a public hearing in the City of Trenton City Hall, Council Chambers, located at 319 E. State Street, Trenton, New Jersey 08608, on the application of Greater Mount Zion Community Development Corporation (“Applicant”) for preliminary and final major site plan approval and (C) bulk variances to renovate an existing structure to create a birthing center facility that provides administrative, nursing and technical services related to labor and delivery, add an elevator with additional site improvements for the property located at 34-76 Pennington Avenue (with the mailing address of 40 Pennington Avenue), Trenton, New Jersey 08618 and designated on the Trenton Tax Maps as Block 6609 and Lots 14, 14.01-14.12, Block 6610 Lot 1 (“Property,). The Trenton Project ID Number is 26-P-40P. The Property is in the Business C-CC Corridor Commercial District. As part of the application, the Applicant is requesting the following variances and waivers pursuant to N.J.S.A. 40:55D-70(c) and from §315 et seq. of the Zoning and Land Development Ordinance of the City of Trenton to permit: (1) Zero bicycle spaces where 12 are required by §315 Article 10 pursuant to NJSA 40:55D-70c(2); (2) Proposed +/- 29’ (Addition) front yard setback on Pennington Ave. where average or 10’ is required by §315-5.3 et seq and 7’ existing; (3) Proposed +/- 78’ (Addition) Front Yard Setback on Gordon St. (Min) where 35’ is required by §315-5.3 et seq and 19.7’ is existing; (4) Proposed +/- 44 spaces for parking where 86 spaces are required by §315 et seq. Title 10 and 44 spaces exist; (5) Waiver of screening of the transformer and generator as required by §315-9.4.M.1.b; (6) Waiver for street trees, buffer plantings and parking lot trees as required by §315 et seq. Article 11. (7) Waiver for a landscape plan, plant schedule and details as required by §315-11.1. (8) Waiver for providing required street trees suitable for overhead wires and street tree wells pursuant to §315-11.9. While the Applicant believes that, except as stated above, its application is in conformance with the Zoning and Land Development Ordinance of the City of Trenton and the Code of the City of Trenton, the Applicant hereby requests any other appeals, interpretations, permits, approvals, waivers, variances, deviations, and/or exceptions from the Zoning and Land Development Ordinance of the City of Trenton and the Code of the City of Trenton as may be required for the project. Any interested party may appear at the aforesaid hearing either in person or by their attorney and be given an opportunity to be heard and present any objections that you may have to granting this application.
