MEETING NOTICE AND HEARING NOTICE TOWNSHIP OF LOWER MERION ZONING HEARING BOARD Notice is hereby given that the Zoning Hearing Board of Lower Merion Township will hold a Meeting of the Board as authorized by Section 906(c) of the Pennsylvania Municipalities Planning Code and Section 11.2 B(1)(d) of Chapter 155 and Section 5 of Chapter A172 of the Lower Merion Code, as amended, to take official Board action. Notice is hereby given that the Zoning Hearing Board of Lower Merion Township will hold a Hearing of the Board as required by Section 11.2 I of Chapter 155 of the Lower Merion Code, as amended, and Section 908 of the Pennsylvania Municipalities Planning Code. The Meeting shall be held at the Township Building, 2nd Floor, Board Room, 75 East Lancaster Avenue, Ardmore, PA 19003 on Thursday, January 22, 2026, at 7:15pm. The Hearing shall commence immediately following the Meeting and at the same location on the following matters. Appeal No. 4640- The owners of 1205 Gladwyne Drive, Gladwyne, have requested the record of the October 16, 2025, hearing be re-opened to submit revised plans and allow for additional testimony. The applicants are seeking variances from §155-8.4(D)(2)(a) and §155-8.5(A)(1) to allow for a proposed front facing attached garage to be stepped back less than the required 20 feet from the front façade of the house and to allow for the driveway to exceed the maximum width of 10 feet between the cartway and building line. Appeal No. 4645- The owner of 7 Woodmont Road, Gladwyne, previously received approval for several variances on May 16, 2024, in Appeal #4593 to construct a single-family dwelling on the property and subsequently, received a one-year extension of the time frame to obtain the required building permits in relation to the approved relief through November 17, 2025 in Appeal # 712A on October 17, 2025. The extension has since expired and the applicants are requesting an additional extension to obtain a building permit in relation to the approvals of Appeal #4593 or, alternatively, variances from the following code sections, as previously approved: •§155-4.1 Table 4.1.3(A)-Minimum Lot Width of 100 feet •§155-4.1 Table 4.1.3(A)-Minimum Lot Area of 15,000 square feet •§155-4.1 Table 4.1.3(A)-Maximum Impervious Coverage of 28% •§155-4.1 Table 4.1.3(B)-Minimum Front Setback of 40 feet •§155-4.1 Table 4.1.3(C)-Minimum Side Setback of 15 feet •§155-4.1 Table 4.1.3(D)-Minimum Rear Setback of 25 feet •§155-8.4(D)(2)(a)- Attached garages shall be located on the secondary façade, where feasible. If the attached garage is along the primary front façade, it shall be stepped back a minimum of 20 feet. •§155-8.5(A)(1)- Driveways are limited to 10 feet in width from the cartway to the building setback. •§155-7.4(B)(3)- All freestanding structures, buildings, and substantial improvements (with the exception of driveways and utilities when no other location is feasible) are prohibited on slopes of 25% or greater. Appeal No. 4646- Five Below, Inc, is relocating to 284 E Lancaster Ave, Wynnewood and requesting variances from §155-9.3(F)(1) and §155-Table 9.2(H) to install a wall sign which exceeds the allowable wall sign area of 40 square feet and to allow the property to exceed the total allowable sign area of 1.5 square feet for every linear foot of store frontage.
