CITY OF TRENTON ZONING BOARD OF ADJUSTMENT PUBLIC NOTICE OF MEETING NOTICE is hereby given that on Wednesday, the 15th day of April, 2026, at 7:00 p.m. in the City Council Chambers at City Hall, 319 East State Street, Trenton, New Jersey, the City of Trenton Zoning Board of Adjustment (the “Board”) will hold a public hearing for the purpose of hearing the application of: The applicant(s), Rise Up Towers, LLC (the “Applicant” and/or “Applicants”), has filed an application with the City of Trenton Zoning Board of Adjustment (the “Board”) for d(3) conditional use variance relief, minor site plan approval, bulk variance relief, and waiver relief, if any, in connection with the property commonly known as 400 Chambers Street, known and designated as Block 27801, Lot 1, Block 27907, Lot 1, Block 29506, Lot 1, and Block 29601, Lot 1 on the tax maps of the City of Trenton, Mercer County, New Jersey, situated in the INST Institutional Zoning District (the “Property”). The Property is owned by the Trenton Public School District. The Property consists of approximately 35.83 acres and is the site of Trenton Central High School. The Applicant proposes to fence off a 14’ by 80’ on a portion of the property designated as Block 27801, Lot 1 for a communications compound to be leased from the Trenton Public School District and to build a wireless telecommunications tower. The tower will be used to locate wireless telecommunications equipment, including equipment currently located across Hamilton Avenue at St. Francis Medical Center. St. Francis Medical Center is actively being demolished and will no longer be able to support the wireless telecommunications equipment, which includes wireless telephone service for multiple carriers as well as equipment necessary for the functioning of the City of Trenton’s 911 system. The proposed wireless telecommunications tower will be a monopole 150’ in height (155’ including lightning rod). The proposed wireless communications tower is a conditional use in the INST Zoning District. The Application requires conditional use variance relief from Section 315-8.4.FF.3.A requiring wireless telecommunications towers to be set back from any existing principal building no less than the tower height. As a result, d(3) conditional use variance relief is required. Lastly, in addition to the approvals and relief set forth above, the Applicant requests that the Board grant any additional approvals, permits, variances, interpretations, waivers or exceptions reflected in the plans and materials filed (as same may be amended or revised from time to time without further notice) or determined to be necessary during the review and processing of the application(s). At the time of the public hearing, members of the public may appear either in person, or by agent or attorney, and ask questions and present comments in support of, or in opposition to, the application or any other matter that may come before the Board. The Board may act on the application during the hearing, or may continue the hearing to another date without further notice. Formal action may be taken by the Board at this meeting/hearing.
