CITY OF TRENTON PLANNING BOARD PUBLIC NOTICE OF MEETING NOTICE is hereby given that on Thursday, the 23rd day of April, 2026, at 7:00 p.m. in the City Council Chambers at City Hall, 319 East State Street, Trenton, New Jersey, the City of Trenton Planning Board (the “Board”) will hold a public hearing for the purpose of hearing the application of: The applicant and owner, M&J Investment Properties Corp. (the “Applicant” and/or “Applicants”), has filed an application with the City of Trenton Planning Board (the “Board”) for preliminary and final site plan approval, bulk variance relief, and waiver relief, if any, in connection with the property commonly known as 841 Calhoun Street, known and designated as Block 6902, Lot 1 on the tax maps of the City of Trenton, Mercer County, New Jersey, situated in the RH-1 High Density Residential Zoning District (the “Property”). The Property is an approximately 2,424-s.f. undeveloped parcel. The Applicant proposes to build a three-story apartment building consisting of three residential units with three bedrooms each. The Applicant also proposes associated improvements including parking, landscaping &c. The following is a summary of the relief required: •Minimum lot width of 50’ is required whereas 27.59’ exists and no change is proposed. A variance is required. •Minimum rear yard setback of 35’ is required whereas 28.9’ is proposed. A variance is required. •Minimum side yard setback of 5’ is required whereas 0’ is proposed. A variance is required. •Maximum impervious coverage of 70% is permitted whereas 83.6% is proposed. A variance is required. •Minimum parking space setback from the lot line were access to the parking is taken of 20’ is required whereas 1’ is proposed. A variance is required. •Minimum interior side yard buffer width of 7’ is required whereas 1’ is proposed. A variance is required. Lastly, in addition to the approvals and relief set forth above, the Applicant requests that the Board grant any additional approvals, permits, variances, interpretations, waivers or exceptions reflected in the plans and materials filed (as same may be amended or revised from time to time without further notice) or determined to be necessary during the review and processing of the application(s). At the time of the public hearing, members of the public may appear either in person, or by agent or attorney, and ask questions and present comments in support of, or in opposition to, the application or any other matter that may come before the Board. The Board may act on the application during the hearing, or may continue the hearing to another date without further notice. Formal action may be taken by the Board at this meeting/hearing.
