SITUATE in the Township of Tredyffrin, County of Chester and Commonwealth of Pennsylvania and described according to a Survey there of made by John D. Yerkes, Registered Professional Engineer dated September 26,1966, as follows, to-wit: BEGINNING at a point in the title line in the bed of Deepdale Road (40 feet wide intended to be widened to 45 foot by the addition of five feet on the Southeasterly side thereof) at the distance of 863.91 feet measured Northeastwardly along the said title line from the middle of Old Eagle School Road; THENCE extending from the said point of beginning along said title line in the bed of Deepdale Road the two following courses and distances, viz:- (1) North 65 degrees 39 minutes East 98.49 feet to a point and (2) North 59 degrees 37 minutes East 118.40 feet to a point; THENCE extending South 30 degrees 23 minutes East 125.00 feet to a point; THENCE extending South 10 degrees 41 minutes West crossing a sanitary sewer easement 99.64 feet to a point; THENCE extending along other lands now or late of Wallaco H. Wallaco, et ux the following two courses and distances, viz: - (1) South 86 degrees 58 minutes 10 seconds West crossing a stream of water 181.44 feet to a spike and (2) North 25 degrees 46 minutes 50 seconds West 127.47 feet to the first mentioned point and place of beginning. CONTAINING 0.829 acres more or less according to said survey. BEING the same premises which Charles C. Auchincloss, II, and Mary Lewis Lober Auchincloss, his wife, by deed dated December 23, 1977 and recorded January 3, 1978 at Book G52, Page 402 in the Office of the Recorder of Deeds of Chester County, PA, granted and conveyed unto Mary Lewis Lober Auchincloss. AND THE SAID Mary Lewis Lober Auchincloss departed this life on or about October 26, 2024, thereby passing their interest in the premises unto Michelene L. McCloskey a/k/a Michelene M.
