PUBLIC NOTICE OF MUNICIPAL ACTION Pursuant to Section 108 of the Municipalities Planning Code (“MPC”), notice is hereby given that on November 19, 2025, the Lower Merion Township Board of Commissioners (the “Board”) enacted Ordinance No. 4320, amending Article V, Uses, Table 5.3, Use Regulations, IN Institutional Nature Preserve, Environmental Use Regulations of the Lower Merion Township Zoning Code to provide that such uses must conclude by 9:00 P.M. Sunday through Thursday and by 11:00 P.M. on Friday and Saturday, to remove specific regulations for education events, and to provide that outdoor events are limited to a maximum of 35 per year. The Board also enacted Ordinance No. 4321, amending the Lower Merion Township Zoning Map to rezone the property located at 1800 West Montgomery Avenue (Tax Parcel No. 40-00- 12872-00-3) and an approximately 7.3 acre portion of the property known as 1835 County Line Road (Tax Parcel No. 40-00-12868-00-7) from LDR1 Lower Density Residential to IN Institutional Nature Preserve (together, the “Ordinance Amendments”). The full text of the Ordinance Amendments can be reviewed by members of the public during normal business hours at the Lower Merion Township administrative offices located at 75 East Lancaster Avenue, Ardmore PA, 19003-2376. This publication is intended to provide notification of the Board’s action and to advise that any person claiming the right to challenge the validity of the Ordinance Amendments must bring a legal action within 30 days of the second publication of this notice. Any appeal or action contesting the validity of the Ordinance Amendments based on a procedural defect shall be dismissed, with prejudice, as untimely filed, if not filed by the thirtieth (30th) day following the second publication of this notice. This notice shall not be construed to abrogate, repeal, extend or otherwise modify the time for appeal set forth in § 1002-A of the MPC, 53 P.S. § 11002-A, and 42 Pa. C.S. § 5571.1.
