Notice is hereby given that the ZONING HEARING BOARD OF WHITEMARSH TOWNSHIP will conduct a public hearing on Wednesday, November 5, 2025, at 6:30 P.M. at the Whitemarsh Township Building, 616 Germantown Pike, Lafayette Hill, PA 19444 to consider the following: ZHB #2025-38: Cadence Development Partners, LLC; 318 Whitemarsh Valley Road, Fort Washington, PA 19034; Parcel #65-00-12916-00-6; Block 049D, Unit 009; AAA-Residential District; The Applicant is proposing to construct a new single-family home and related improvements on this vacant lot approved as a building lot by agreement between record owner and Whitemarsh Township in 1997. The following relief is requested: Special Exceptions pursuant to Sections 116-31.1.A. and 116-31.1.B. to allow a portion of the proposed detention/retention facility between the front lot line and front principal building plane and a portion of said facility within a required side yard; Special Exception pursuant to Section 116-166.B. to allow a detention basin (rain garden) to be located in the Floodplain Conservation District or Riparian Corridor Conservation District; Variance from Section 116-259.A. to allow required front yards, side yards and rear yards within the Riparian Conservation District and to permit the proposed single family home and related accessory improvements (as shown on the plans) to be located within the Riparian Corridor Conservation District; Variance from Section 116-259.C. to permit the proposed residential dwelling use to be located within Zone 2 of the Riparian Corridor Conservation District; Variance from Section 116-259.C.(4) to permit residential accessory structures (as shown on the plans) greater than 200 square feet to be located within Zone 2 of the Riparian Corridor Conservation District; Variance from Section 116-260.A. to permit the applicant to not show all of the existing vegetation in the area to be cleared for the proposed single family home development and to allow clearing as proposed on the plans; Variance from Section 116-260.I. which prohibits stormwater basins, berms and outfall structures in Zone 2 of the Riparian Corridor Conservation District to permit the stormwater basin, berms and outfall structures to be designed and installed as proposed on the plans. ZHB #2025-41: Yang Xu & Xie Hui Fang; 4068 Thompson Road, Lafayette Hill, PA 19444; Parcel # 65-00-11728-00-6; Block 022A, Unit 077; B – Residential; The Applicants wish to construct a 214-square foot addition to an existing storage structure. The following relief is requested: Variance from Section 116-24.B.(18) to allow a storage structure greater than 200 square feet; a 354 square foot expanded structure is proposed; Variance from Section 116-169.A. to allow an impervious ground coverage of 46.7%; a maximum of 22% is permitted given the property’s location in the B-Residential District with a Steep Slope Ratio of 64%; Variance from Section 116-202.B. to allow a building coverage of 24.5% whereas a maximum of 20% is permitted. This section contains the dimensional requirements that may be used for this home since it was built prior to June 23, 1966; the original date of construction is 1950; Variance from Section 116-194.A. to allow an increase in existing nonconforming building coverage of 22.5% (to the proposed 24.5%), and an increase in existing nonconforming impervious ground coverage of 44.7% (to the proposed 46.7%). This section allows improvements as long as existing nonconforming dimensions are not increased. ZHB #2025-43: The Little Kids Corner, LLC; 1207 Butler Pike, Conshohocken, PA 19428; Parcel # 65-00-01033-00-9; Block 020, Unit 019; B – Residential District; The Applicant is proposing to expand its child daycare center to the front building on the Property; this use is currently in the rear building by prior variances. The following relief is requested: Variances from Sections 116-56. and 116-35. to allow a change from a previous real estate office use (permitted by a variance granted in 1977) to a new use, a daycare facility. There are two commercial buildings on the Property; the proposed use would be located in the front building. Section 116-56. lists permitted uses in the B-Residential District by cross-reference to Section 116-35. Section 116-35. lists permitted uses in a number of residential districts including B-Residential and only allows a single-family dwelling on any property.
